Campus Circle Gainesville is 2 miles from campus and conveniently located near Butler Plaza.
How do I get to class?
It's a short walk, bike ride, or drive to campus. We are also on the RTS for easy access.
What is included in a furnished apartment?
Furnished apartments include a queen-size bed, bed frame, desk, chair, dresser, couch, side table, coffee table, entertainment center, 55” television in the living room, dining bar stools, and kitchen appliances.
Is parking available?
We offer general parking for $70/month and reserved parking for $110/month. These spots are first-come, first-served. We also offer bike racks for easy campus commuting.
Is Campus Circle Gainesville pet-friendly?
Our community is pet-friendly! We do not have any breed or weight restrictions. There is a maximum of two pets (dogs and/or cats) allowed per apartment. The pet fee is $500/per pet, and pet rent is $35/monthly. You are responsible for your pet's actions at all times. Leashes are required when outside your dwelling. All pets must be housebroken. All other animals must be caged at all times.
Are there community events or social activities?
We host regular community events, including social gatherings and resident appreciation events to help you connect with other students and make the most of your time here.
Do I need to be a student to live here?
Our community is open to all qualified applicants, and you do not need to be a student to live here.
Can I request specific roommates or apartments?
You can list your preferred roommates and even indicate apartment preferences on the roommate matching form during your application. Please note that specific requests are subject to availability and compatibility.
Does Campus Circle Gainseville offer roommate matching?
We provide a roommate matching service. You will complete a Roommate Matching Form with details about your social and study habits to help us pair you with compatible roommates.
What is an individual lease?
An individual lease, also known as a by-the-bedroom lease, means you are only responsible for your own rent. Unlike joint leases, you are not liable for any unpaid rent owed by your roommates.
Lease Term & Rental Installments- What is an installment?
The typical lease term is approximately 11.5 months of occupancy which coincides with the university’s academic calendar. The resident is charged a total rent amount for the contracted occupancy period. The lease agreement will reflect the total rent amount typically divided into 12 equal installments due August 1 - July 1. These installments do not represent a monthly rent amount and are not prorated.
What is the Utility Charge?
Campus Circle Gainesville offers Internet, water, sewer, electricity, and trash removal. The Utility Charge is a flat fee based on the floor plan you have signed for. There are no overages, only the flat fee per month.
What is Boom?
Build your credit by paying your rent on time! Boom is a service that enables you to build your credit by simply paying your rent on time. This means no loans, no credit cards, and no high-interest rates. Pay your rent on time each month and Boom will take care of the rest. Please let the office know if you have any questions!
Do we need Renter's insurance?
Our company requires that all residents have $100k liability coverage. For your convenience, we offer a plan to fulfill this requirement. The cost for this plan is $17 per person per month (through 2026). You may waive this coverage if you already have liability insurance through another provider however, you must submit a copy of your policy for review so we can ensure it meets our property requirements. Opting out of plan coverage and submission of an alternative policy must be done within our portal https://portal.confirminsurance.com/s/.
We also offer Personal Contents Coverage (PCON) for $5.50 per person per month (through 2026). Though this is not mandatory, if you would like to waive this coverage you must opt out of the plan within our portal https://hra.confirminsurance.com/ppp-opt-out.
What is an RV index?
The RV Index is a risk score based on several factors. It is an innovative move in qualifying criteria used to screen and qualify applicants and guarantors. By using this inclusive index opposed to our prior practice, we take a step toward future industry standards of fair practice. Depending on your property, an RV index of 40 or 50 will need to be achieved. Instead of just credit score and income, the index looks at several factors such as:
1. Payment history on all trade lines
2. Ratio of rent to income
3. Ratio of debt to income
4. Collections
5. Ratio of positive to negative credit lines
